Things to Be Mindful of During Home Inspections

Buying or selling a home can be one of the most exciting and stressful times in your life. Whether you are a buyer or a seller, the transaction isn’t complete once an agreement on price has been reached.

The deal that both of you have in place may still fall apart. While some of issues may be minor, there may be major issues that may have to be dealt with before a transaction can be completed. A buyer can either have the seller take care of the problem, or the buyer can take care of the problem in return for a price reduction.

Here are some problems that you may come across during a home inspection and how to fix them:

  • Grade sloping towards the house. This could lead to water damage around the foundation, which could lead to mold buildup, foundation movement or cracking. Not taking care of this problem could lead to some costly damage repair. If you notice water standing near the foundation after a heavy rain, mark that area off as a problem area. You will have to re-grade the soil in that area.
  • Roofing materials. The material covering of the roof is what keeps the inside of the house dry. As the material ages, water intrusion may occur and this could lead to some costly damagers and repairs as well. Asphalt shingles can last between 15 to 40 years. As asphalt ages, they will become less granular making it vulnerable to water. Terra cotta, concrete, or slate tiles can last between 20 to 100 years. However, these materials are brittle and changing seasons can accelerate the aging and wear on the material. It is important to be mindful of the condition of the roof and what damages must be repaired before the transaction can occur.
  • Faulty Wiring. Another thing to be on the watch for is worn or outdated electrical systems. Shoddy electrical work and outdated systems could cause a major fire hazard and must be taken care of immediately. Any major problems should be taken care of by a licensed electrician.
